The Hilton Madison demonstrates Marcus Hotels & Resorts expertise in leading new construction.

On the shimmering shores of Lake Monona and one block from the state capitol, the Hilton Madison Monona Terrace boasts spectacular views of the city and surrounding lakes. Located in the heart of Madison's dining, shopping, entertainment, art and theatre districts – the Hilton Madison Monona Terrace is the official headquarters hotel of the city and has been Madison's first choice destination since its opening in 2001. This 240 room flagship protuperty is the only hotel connected to the Frank Lloyd Wright-designed Monona Terrace Community and Convention Center via an all-weather, climate-controlled skywalk, making it the premier property for business meetings and social gatherings alike.

Role of Marcus Hotels

Marcus Hotels & Resorts pursued the project because of the property's premium position and profitability potential, as well as the opportunity to capitalize on the stunning views of the capitol and lake. We:
  • Maintained a firm commitment to the project throughout the six-year development/construction process

  • Worked with the city to develop a TIF which included $12.1 million in bonds issued by the city

  • Purchased a former parking lot from the adjacent Madison Club – a necessary component in developing the extremely confined site

  • Integrated a historically significant building, the Catholic Diocese Chancery, into the hotel. This landmark Madison building has been renovated and is now home to the hotel's sophisticated Capitol ChopHouse restaurant

  • Led the complete project from concept through design, construction, opening and ongoing operation

  • Integrated two successful dinning concepts into the hotel to maximize property performance and accelerate stabilization. The Capitol ChopHouse is the company's award-winning steakhouse and OLIVE lounge is an ideal place to enjoy breakfast in the morning and drinks and conversation in the evening. Combining these two concepts was an innovative strategy to maximize the constricted space, providing a separate lobby area for breakfast and cocktails, while lunch and dinner are served in the main restaurant

  • #1 RevPAR position in the market since its opening in 2001 with a significant market share in the entire Madison region.

  • Average RevPAR index of 146%.

  • Consistently ranked in the top 10% of all Hilton properties in the U.S.

  • Has served as the official headquarters hotel for the city since opening.

  • Strong relationships with the convention center and University of Wisconsin – Madison.

  • 178 jobs created

  • The ChopHouse ranked as the best "power lunch" location in the city and is the top-rated steakhouse in downtown Madison.
