Hilton Bloomington, Bloomington, Minn.

Marcus Hotels & Resorts, in conjunction with W. P. Carey, successfully developed and positioned the new Hilton Bloomington in an already crowded market and challenging economy. The property has achieved year-over-year RevPAR increases since its opening in 2008.

This exquisite new build 240 room hotel opened in 2008 in Bloomington, a sophisticated suburb of the Twin Cities. Conveniently located near the Mall of America and the Twin Cities financial district, this was an already busy market that had seen several new hotels open around the same time period. The brand – new property created a lot of noise in the market and was strong out of the gate. The property was able to consistently grow RevPAR faster than its competitive set.

Marcus Hotels & Resorts managed this turn-key project. We:

• Served as the project manager during the development phase and continue to manage the property today.
• Provided technical services including concepting food & beverage outlets, space planning, hiring and training, and pre-opening services including sales and marketing.
• Successfully introduced the fourth ChopHouse restaurant and second OLIVE lounge concepts into the hotel.

• Year-over-year increases in RevPAR since opening in 2008 during a major economic downturn
• RevPAR index consistently in the 120s
